Mr. Bijay Agarwal is the driving force behind the renowned Sattva brand, which is synonymous with quality construction, innovation and ethical practices across India, for 3 decades.

With marquee projects in Commercial, Residential, IT Parks, Hospitality and Retail sectors spread across Bengaluru, Hyderabad, Mumbai, Pune, Kolkata, Coimbatore, Goa, and Chennai, his vision for the realty business saw Sattva emerge as a leading brand in the country maintaining the highest standards of construction quality and delivery. His vision and passion have established him as a leading force across multiple businesses today, making him a ‘trendsetter and leader’.

Always on a learning mode, Bijay Agarwal has completed the Presidents programme from Harvard. He has won several recognitions and awards including the ET ‘Best Employer’ award and the ‘Best Builder’ by the Builder’s Guild of India. As well as Global Indian of the year by Asia One Magazine in 2017.

A financial wizard, he formed strategic partnerships with top international players for Real Estate investments. The Group’s relationship with global private equity firms like Blackstone and Apollo is validation of his success, establishing it as one of the leading players in the business. The Group has a CRISIL ‘A’ Stable Rating, which is one of the highest financial ratings for any real estate company in India. A rating it consistently keeps year on year.

Passionate about education, he is the Chairman of the Greenwood High International chain of Schools, which has grown to be amongst the top rated schools in the country today.

An astute businessperson, he forayed into new verticals of real estate through Co-living and Co-working, Warehousing and Data Centres, making Sattva a truly diversified group in the modern Indian economy. With over 3,500 employees across the Group, he takes great pride in his core team comprising the finest business minds who have been with him for over three decades.

A firm believer of financial stability, he conducts regular financial check-ups for his company to keep it financially robust at all times. With a disciplined business approach, he believes that one must never over-leverage, which adds to his strong business ethics. Mahesh Kumar Khaitan, Director, Sattva Group, has been at the helm of strategic planning and key implementation of projects since the Group’s inception. Under his able stewardship, the group established itself as a leading player in Real Estate, achieving more than 80 million sq ft., in 6 cities across the country.

True success is defined by one’s ability to lead, manage and inspire large teams to execute projects to perfection and Mahesh Khaitan has truly embodied these traits in his unique management style. A pragmatic and perfectionistic attitude lies at the core of his success. The robust track record and growing portfolio of the company reflects his uncanny vison and expertise to complete world class commercial projects in record time.

His expertise cuts across the entire gamut of real estate with unrelenting quality and innovation being at the core. He is responsible for identifying and growing new businesses for the company, expanding on its already robust portfolio.

This includes the considerable growth in commercial Real Estate with several cutting edge IT Tech Parks in Bengaluru and Hyderabad. In Hyderabad, his foresight led to the identifying of opportunities, planning and implementation of some of Asia’s best IT Parks like Knowledge City, Knowledge Park and the upcoming Image Towers. Mahesh Khaitan

Mrs. Niru Agarwal, an alumna of Tinsukia University with a major in Economics, was recognized as a “Super CXO” by Realty Plus in its “India’s Top Realty Influencers Edition”, 2020. After moving to Bengaluru in 1993, she co-founded Sattva Group with her husband, Bijay Agarwal. Her deep passion for education is evident in her role as Managing Trustee of Greenwood High International School, which has become Bengaluru’s leading international school under her leadership.

Greenwood High International School boasts two large campuses in Sarjapur and Bannerghatta, offering IB, ICSE and IGCSE curricula along with five pre-schools across Bengaluru, serving 7,000 students. Mrs. Agarwal’s inherent leadership and dedication to education have driven the school’s success and expansion. A philanthropist at heart, she actively contributes to society through various welfare schemes and CSR initiatives.

A postgraduate with three decades of experience in the banking sector, Jagannath Subba Rao has been a key figure in maintaining financial discipline within the Sattva Group for the past 20 years. His financial acumen has significantly contributed to the Group’s stability and growth. As a former banker, he believes strongly in the transformative power of education and has used his financial expertise to shape policies at Greenwood High International School, ensuring robust financial models for its operations and fostering sustainable banking relationships.

Mr. Jagannath is a principled advocate for honesty and integrity, values he aims to instil in the students at Greenwood High. His commitment to raising educational standards and developing future global leaders is evident in his efforts to make Greenwood High a benchmark of learning excellence in India. Under his guidance, the school continues to excel, embodying his vision of a premier educational institution.

Pradeep Dhandhania, a B. Com graduate and financial wizard, has been the backbone of the Sattva Group for over three decades. Starting his career with the group in 1992, he quickly rose to become one of its youngest Vice Presidents within six years. Pradeep leads the Finance and Accounts team, managing financial transactions for occupants of Sattva’s IT Parks, ranging from leading MNCs to startups. His exceptional understanding of numbers and sharp decision-making skills have earned him a stellar reputation within the organization and the financial community.

Pradeep’s strong business ethics and inclusive approach to financial discipline have brought stability and depth to the group. He believes that a company’s financial health is its lifeblood and maintaining this ‘breathing’ correctly enables steady growth and success. His philosophy has been instrumental in helping Sattva achieve significant milestones and sustained success over the years.

Pradeep Dhandhania
VP – Finance

A key pillar of the Sattva Group, he has led sustainable practices and CSR initiatives with distinction for over two decades. He oversees planning, contract and supply chain management, and has efficiently managed the group’s facilities, ensuring smooth operations. Joining the organization in the mid-90s, Mishra has become a formidable presence within the senior management and among colleagues.

A thorough professional, Mishra embraces new technologies and methodologies that positively impact the community. He also handles corporate affairs and environmental management for the group. A strong advocate for green measures, he has tirelessly implemented sustainable initiatives and best practices in projects nationwide, contributing significantly to the group’s commitment to sustainability.

Pradyumna Mishra
VP – Planning, Procurement and Facilities Management

A dynamic professional with a degree in Economics and Math from Emory University, he embarked on his career in non-profit initiatives at the Woodruff Arts Center in Atlanta. Transitioning to Bully Pulpit Interactive, he specialized in digital marketing for prominent political campaigns and philanthropic foundations.

In 2020, he joined the family-run Sattva Group, driving notable ventures such as the expansion of Greenwood High International School, overhaul of the overall marketing strategy of the real estate vertical, and growth initiatives and fundraising for the group’s alt-RE ventures CoLive and Simpliwork. Co-founding Sattva Ventures, a family office active in private and public investor ecosystems, Shivam is dedicated to creating measurable impact on global issues. Shivam also heads investor relations and strategic partnerships at the firm, and is part of the business expansion and development teams. A big part of the PR and marketing strategy of the firm, his creative outlook and past experience has enabled him to create tremendous brand-value and recall for Sattva.

Adrija Agarwal represents the second generation of the Sattva Group, which is headquartered in Bangalore, India. Established in 1993 by her father, Mr. Bijay Agarwal, the group has expanded its footprint across seven Indian cities and delves into various real asset classes. Besides real estate, the group holds a formidable presence in the education and e-commerce sectors.

In the past five years, Adrija played a pivotal role in the creation and management of Sattva Ventures, the family office. Actively engaging in both public and private markets, she is ardently focused on broadening its scope and portfolio. This family office remains vigilant, always on the lookout to seize lucrative opportunities, setting new precedents in the world of investments.

Adrija’s leadership has driven the group to make discerning investments, evident in the acquisition of Simpliwork, which offers “Grade A” Built-to-Suit Office Spaces, and the pioneering of Co-living solutions designed for millennials. She also helms the group’s hospitality sector, presently overseeing the transformation of a 43-acre land parcel into an upscale resort and convention center, with aspirations to further augment the hospitality arm of the group.

On the academic front, she is an alumna of Cornell University with a degree in Bioengineering, holds a Masters in Management from London Business School, and has an MBA from Kellogg Business School.

With over three decades of industry experience, Sanjay is a veteran at Sattva Group and has been an integral part of its core team for over 25 years. He initially led the residential arm, launching over 40 projects that set the stage for the company’s future success. Currently, he manages one of the group’s most prestigious tech parks, Sattva Global City in Bengaluru. This 100-acre campus, centered on sustainability, hosts leading companies and MNCs in a state-of-the-art office environment.

Sanjay’s expertise and visionary approach in managing the tech park have made Sattva Global City a highly sought-after business destination in Bengaluru. Known for his financial acumen and strong interpersonal skills, he is a respected leader within the group. His ability to connect with customers has fostered strong relationships, significantly contributing to Sattva’s reputation for excellence and reliability in the real estate sector.
